Impressive improvements in home sales are a source of joy to Quinte & District Association of REALTORS®. A 38.4% increase in November 2020 was something to be proud of. The total number of sales was 299 units. It was also the peak number of sales for the same month.

Looking at the 11 months that had elapsed, a notable 12.6% raise was observed when compared to the same period in 2019. The total number of sold homes was 3760. Such reports prove to you that Quinte & District MLS®® could be the best option when you want to sell your home in Quinte. Don McColl, the President of the association mentioned that the increases were remarkable, given the setbacks brought about by Covid 19. He also added that a few individuals would be for the idea that business would remain afloat. But as it turned out, the home sales posted an increase.  Former peak sales were surpassed, making November 2020 the best so far.

To enhance accuracy in price determination, the MLS®® system uses the HPI (Home Price Index). It applies the median and average measures. The HPI benchmark price for November 2020 rose by 28.2% to bring a total of $402,700. This was higher than in November 2019. Single-family houses generated $402,900, an increase of 28.3% from the previous year. Row units also did well as shown in the books of accounts, since total sales amounted to $393,300. In November 2020, the average home prices after sales totaled $484,263. This amount is a 17.7% increment when compared to November 2019. Additionally, $448,272 was the average price for sales within the first 11 months. Consequently, this amount raised the percentage increase by 21.4%. The cumulative home sales across all categories in November 2020 totaled $144.8 million, a 62.9% rise. These figures were the peak sales for November.

New residential listings for November 2020 were 274, 5% higher than November 2019. However, their sales decreased in already deteriorating inventories. These drops have been observed for over two consecutive months. Also, a 56.6% decline was posted bringing the active residential listings to 376 units for November 2020. This is the lowest in more than 30 years. Months of inventories are determined by comparing the months taken to get the current units sold at the existing rate of sales. For November 2020, months of inventories were 1.3. This was a decline from 4 which was recorded in November 2019.
