November Home Sales
November 2020 proved to be the fifth record-breaking month in the number of residential homes sold in the Kitchen-Waterloo region. The KWRA sold a total of 575 residential homes through the Multiple Listing System. This November figure set a new record for the number of homes sold in the Kitchen-Waterloo area. Furthermore, it's a 35% increase compared to the one recorded in November 2019 and a 17% decrease compared to October 2020. Moreover, a total of 433 ten-year average number of sales was experienced in November. Also, the home sales included; 341 detached homes, representing a 28.6% increase from November the previous year, 82 condominiums representing a 60.7% increase, 112 townhouses, a 53.4% increase, and 40 semi-detached homes representing a 5.2% increase.
According to Nicole Pohl, the President of KWAR, they’re beyond any pent-up demand for the community from the first lockdown and their concern is dealing with it. Moreover, she says the COVID-19 pandemic is increasing the market and elevating the Waterloo region as a desirable residential place.
The Average Sale Price
In November 2020, the residential property sold in the region was an average sale price of $637,336, a 13% increase from that of November 2019. On the other hand, the average price of detached homes sold was $753,641, a 14.4 increase from the one recorded in November the previous year. Moreover, in November, apartment-style condominiums had an average sale price of $400,882, an increase of 12% from that of November 2019, while the townhouses went for an average sale price of $482,901, an increase of 8.6% from the previous year at the same period. Additionally, semis sold for an average price of $562,988 representing a 30.4% increase from November 2019.
The Median Price
Residential properties recorded a median price of $600,000, a 16.5% increase from the one recorded in November 2019. Furthermore, the median price of detached homes in November 2020 was $685,000, an increase of 15% from November the previous year.
Listings
November 2020 reported 584 listings, a 34.8% from that of November 2019, and a 13% increase from the month’s previous ten-year average. Nicole Pohl says that the prices are rising in November since there’s a competition for listing among buyers in the market. However, the supply is lower than the demand.
