Residential Sales Activity

In the third quarter of 2020, the Durham Region Association of REALTORS® (DRAR) reported residential sales worth $4,339 units compared to that experienced in the third quarter of the previous year. This figure is an increase of 49.7% from the one recorded in 2019 at such a time.

According to Michael Watson, the President of DRAR, the total residential transactions in November 2020 represented a 20% increase from the one recorded in November 2019. Furthermore, the number of new listings in their market was 1,042 with the average price in the region being $762,739.

Single Detached Home Sales

The total number of sales for single-detached homes was 2,904 units in the third quarter of 2020, a 48.2% increase compared to the same period in 2019. The sales set a record of the highest level in any quarter ever recorded. Moreover, in the third quarter of 2020, single-detached home sales increased 48.2% on a year over year basis. Nonetheless, the benchmark price for a single-family detached home was $629,800.

The Average Selling Price

According to the President of DRAR, November 2020 recorded a 25% increase in the average selling price compared to the one reported in 2019 during the same period. Additionally, the MLS® Home Price Index was $691,000. This was an increase of 19.91% from the one recorded in 2019.

Michael adds that home buyers seek the options in their region’s housing market as the interest rates are also low. Moreover, he says that the low supply and demand in the market give room for competition and tighter market conditions.

General Motors in Oshawa

There has been an announcement of the return of General Motors to Oshawa to reopen an assembly plant. It expects to create 2,500 jobs to drive the economy of the region. This is good news for the Durham market region since Oshawa remains an ideal location for new home buyers. Moreover, there are varied housing options in the region. Therefore, in 2021, Oshawa is expected to recover economically and have a strong GDP.
